This guru switched from pitching home study courses on real estate and notes to "subliminal" audio downloads and CDs on a variety of self-help topics:   losing weight, getting to sleep, kicking alcohol and drugs, etc.  

I've never claimed to be the sharpest tool in the shed, but what are you trying to achieve here?

Furthermore, I feel comfortable with PFF even though it is heavily weighted in issues of financial firms because if they were too big to fail in '08 they certainly aren't going to let them fail now.Hard money lending is another option if you find a competent and experienced debtor.

I am considering getting my license anyways but with school and a full time job every decision seems to carry a little more weight.

I was just putting it out there for anyone reading the thread (you know, the other 80K people that don't post but that apparently come to this site) that knowing how to deal with all types of seller situations and challenges is just that many more tools in the shed of opportunity.

As the wood was rotting away over the decades, the weight of the dirt pushed them down and diconnected them eventually.
