Several of the inspectors are buy and hold owners (or had been) and were knowledgeable in inspecting the houses we purchased.

I now see an opportunity to pool money together from several people and start to purchase multiple homes at once, however I am not sure how to properly structure this business.I wouldn’t be buying large apartment complexes like a syndicator (I'd need much more experience to handle large deals lie that) but I think the basics still apply.

We knew the owner was out of state (it was an estate sale) & the place was full of junk & the old machine shop was full of old equipment.We offered cash, close in 30, no inspection & we would take it 'as is'.Several others were also cash & higher but wanted inspections & the place cleaned up.It's NNN & still returns us 28% p.a.But we do have experience regarding structural, elect, plumbing etc etc.We had the opportunity to bid on another property that was part of the estate.

Any and all of those could be health and safety issues and could stop a section one clearance, rendering the home not financeable by traditional means.

It is located in the area considered of several parallel streets with the duplexes with the same layout as ours.We never bothered to check it's zoning status.
