Im from L.A Cali and looking to purchase my 1st MFR in a B+/C+ area. Im thinking any where from 60k-125k. Can me more if need be. Just dont want to go to big on my 1st out of state investments

I am a custom finish carpenter with 20 yrs exp. Looking for properties that need "some"  interior work, not total re habs and or fully gutted. Just  foundation, stuture and roof to be good . Minor electrical or plumbing is fine. Interior rehab im fine with such as needs kitchen, bathroom, carpet, doors, windows, base, case, crown, etc as i would do all of that work myself.

My goal is cash flow. I plan on keeping the property.

I plan on obtaining several units on a regular basis. I might throw in a flip from here amd there but mosty looking to buy and hold.

Thanks in advance for any and all help, input and or advice
