You may be best served by seeking out a very strong attorney in your local area, here in Virginia, to represent your interests.

So based upon what you are saying, it sounds like we need to seek out a more experienced partner to join forces with?

I wish I had found someone like me (the me with my current knowledge) to guide me along but I either didn't think to do so, didn't know anyone, or was too strong willed (read prideful) to ask for guidance. 

As I dive into real estate investing, I am currently seeking a silent cash partner to fund the purchase and rehab costs.

What type of investments are you seeking or should I say what is your exit strategy?
