Public Sales of Real Estate vary with State Law.  

A note fund's return is going to be affected by the notes held within portfolio, the yield that the notes were acquired to deliver and the performance of the assets.

Residential sales can be emotionally driven, while commercial is very business based.

Zillow has a neat feature that will show homes that are in preforeclosure on the map in the same manner that it'll show current homes for sale.

Always remember to do a math analysis on your selected possible property and try to look at it before you make an offer on the selected property or at least have a clause in the sales contract that will allow you some time (about 15 days) to inspect the property and possibly get out of the deal without much of a penalty that won't hurt you.Just select what is normal for that neighberhood and do not over-rehabilitate.  

Or should I just list it myself "for sale by owner" on free sites?

They are designed to gain wealth only for the fund companies and brokers (sales guys).
