So the first question I'd ask who do you think is going to rent your condo?

I want to build a modular home duplex or four unit an occupied one unit and rent out the others if I was able to find a builder that could do this is that something that I could finance.

I'm not in Oakland right now (wish there was a general "Bay Area" category) but would like to find a 2, 3, or 4- plex that I can live in and rent out either in Oakland or elsewhere in the bay area. 

To get a good rental income, be sure to check who you rent to very well, write a clear rental contract, take a security deposit, make a smooth way to get rent, keep the house in good shape, think about getting landlord insurance, keep talking to your renters, and follow local rules strictly.

Tenants either didn’t give proper notice to move , damages above the amount of the deposit , rents or portions of rents due, etc .

If you buy a condo in one of these locations and rent it out short-term, does the condo complex usually handle rentals, or do you need to find a manager?

People who weren't able to find student tenants when the new supply came online had to rent to area residents, which may not have fit their model. 

They're already set up to rent and they're almost completely booked for the summer already. 

Property management, in general, is not great at renting because they just want to hit the mark and move on.
