The possible downside with these types of multi family units (at least to my knowledge) is splitting utilities and the overall quality of the conversion.

PM's job: Advertising & showing the home, screening tenants, collecting rent, evicting bad tenants, fixing intermittent, urgent problems with your $$, and repairing the house (paint/carpet/upgrades) between tenants.Logistically:- I screen quality, mature tenants who show diligence and care.

Many trades work well with the trades before and after them, so if you find one sub that sounds legit that you want to work with, they can likely refer you to like minded subs that will do like quality work - who **most importantly will work well and play nice with other subs**.

I do not have any sources for the info you requested but I went to Germany a while back and stayed in a prefab house that was comparable to my house in quality and there is no way anyone would guess that it was prefabbed.

In general I would say SFRs are higher quality, higher rent, attract more stable tenants (families), and generally more desirable to tenants as rentals (all other things equal) while multis will typically cash flow more.
