Put together a list of properties from the MLS and then take your dad and spend the afternoon looking at them. 

But we finally got through construction and got the house listed...... and NO offers yet. 

Do I continue waiting for a perfect deal in one of the towns listed or do I take a deal with a little grittier a place?

I'll cross this off my list.  

I did a decent bit of research and have a list of national lenders that offer loans that ignore PMI if you want, just shoot me a PM.

There is a listed agent who I wanted to contact to see the property but also have an agent who I want to use but isn't in town at the moment.

While this is a risk it's way down on the list of potential worries.

I've already built up somewhat of a buyers list and designed my own bandit signs My next step is to market for good deals i can possibly get under the contract.

A couple of pointers:Some groups are simply meet n greets and some have presentations on topicsSome groups are focused on selling products and bootcampsThere is a list of local events here on BP under Community>Networking Events. 

Lots of brokers have properties which they don't get the listing, but they know a potential sale can happen.
