That is pretty reasonable when (due to the late check out) I have 3 hours to get the unit ready for the next person?

Based on what was said in the report, it's pretty obvious to me that it's going to lead to testing under the slab in the basement.      

We live in eastern Massachusetts and the pricing for multifamily homes or single-family homes are pretty high  in comparison to the rental income except in some of the more urban  and higher crime areas.  

At the top of the exterior walls where the brick meets the facia and all that stuff there paint is pretty patchy with a lot of the original brick showing through or not even painted. 

At least it might stop them from cheating someone else down the road.Taking them to small claims is pretty useless.

I agree with what Account Closed said that the interest seems pretty low and you may not own the land so if things don’t go as planned you may be paying a lot  for lot fees.You may want to study up on mobile home investing or manufactured home investing before doing this deal if this is the way you want to go. 

As for the mold/mildew issue, I installed a timer with different time settings for the fan that was pretty cheap($15), works pretty well and that my tenants seem to like.

All properties Cash Flow, and as you can imagine all properties were bought pretty low. ($40k, $20k, $25k, and $60k) Equity should be  25%-50% including the purchase price of these properties.
