Those loans are just based off performance of the rental and require 30% down usually, but those are really hard to find around here.

I mean if the inspector can inspect from the street & they have some sort of rock bottom rebuild amount they cover me for during that 30 day risk window until a more thorough inspection could be performed... maybe something like that.

When an IRA that uses a non-recourse loan invests in real estate, it will trigger unrelated debt financed income; as a result, it may be best to perform such transaction under a solo 401k plan because a solo 401k generally is not subject to UDFI.

Since they own (probably filing jointly so it's just one tax payer ID anyway) the lake property in their names they would be the ones selling, performing the 1031, and then buying in the same name (or in legal parlance, as the same taxpayer).
