yeah, that doesn't help. unfortunately its live and learn. if it's a single pain glass it will not be that expensive to replace, if its a double pain glass, then it will cost you a little more, unfortunately. best bet like i said is to video tape the day they move in, with them in the tape, and make sure you just show everything and have them sign an agreement that everything is good in the place. 

That's a sure signal that a wholesaler has a deal.

Painful if you're an investor.

I mean population wise houston is a HUGE city...but ive never been able to find good value in it other than if a person was to buy hold as a spec...builders did well here but i am not a builder and i think they might be in a bit of pain right now...so I really dont know how to approach this city going fwd.... any investors in houston perhaps can shed some light?

But try to factor in that unless "B" above is true, you'll experience growing pains becoming one of those successful out of state investors.  

Any contract with roommates can cause you significant pain, when a eviction is looming.
