Buying a property in CA that has tenants but needs rehap

Hi there! Wondering if anyone has any experience with buying a property in Sacramento CA that needs rehab but also already has tenants.  Specifically I am buying 2 units that are currently rented on a month to month basis but the current tenants are very messy and the units need a good amount of work.  I'd like to remove the tenants, do the work, then rent out to cleaner tenants.  What's the best way to go about removing the tenants? formal eviction? cash for keys? or simply just asking!?  Remember I'm In California.  thanks.

Just dealt with the same thing. If you haven't bought it already have seller give them the eviction notice. Or buy it and serve then the eviction notice.
