We immediately replaced the entire roof with money we received cash-back at closing, rehabbed all of the common areas (lobby, hallways, cafeteria, entrance), rehabbed the 3 vacant units, addressed the landscaping, resurfaced and lined the parking lot, implemented third party management (Vic Green Realty), and added a $25/m utility bill-back.

@Bob Stevens....after the 5th, damn right there should be a late fee..... that will be enforced.Rent isn't officially late until after the 5th...so relax..... anything before that isnt LATE.....so chill out....thats what I was referring to

It sounds like you didn't, but should have gotten an official inspection done, at least when you saw the mold that you saw, and it would have outlined other potential issues, like the leak, that you could have used to lower the asking price.The people were there 10 years, based on what I have seen, people tend to get used to certain things that are uncomfortable over time...and they may have been used to the leak or the mold or whatever....or maybe they didn't notice because it was a gradual occurrence.
