I have a clause in my lease that the lease renews automatically every year unless the tenant or I provide 60 day advanced notice in writing.

I know I should be doing more but I've noticed with every year I mature the easier it is for me to understand the concepts of different real estate strategies. 

I gave my tenant notice verbally and in writing 6 weeks in advance.

I got lucky on these two things with my first building but when I started doing my SFH I quickly realized I was going to have to upgrade systems and the heating bill was killing me and the more buildings I looked at the more I started noticing the discrepancies between the taxes and utilities between properties in the same town and in different towns.

I’m guessing the coa will get this unwound.....lack of notice, etc.  

You can send a lease violation notice, which could ultimately result in them losing possession of their unit.The nuclear option would be to tell this person they are not allowed on your property and provide the police a notice of trespass. 

You bring up a great point and you're correct, I've noticed as well that most 2-4 unit listings are tenant occupied.

Then, the first day the Tenant is Late and gives you an Excuse, you run over to put up the Three Day Notice on their Door or if possible give them Personal Service.

Escrow really dropped the ball since that lien should've been discovered and resolved prior to buyer giving their landlord 'notice to vacate'.Now Seller is asking for a minimum 30 day extension to try locate lienholder and clear lien however, buyers would have no accommodations to stay in the interim, as their landlord stated they have to be out in 14 days since landlord already filled their vacancy with another tenant and have no other units available.
