@Mike, I just checked the support on QBO and I am not seeing where you can upload any documents.

Mike's right.FHA wants to know that you have put money into the property to rehab it, so they might ask for receipts.

Yeah....I realize that Mike and I did post a study reinforcing that "expenses" average out to 50% over the long haul.

(doesn't matter as leases are coming up for renewal at the lower market rate).I have had Jersey Mike's and other businesses tell me it only will cost them 15,000 to move and if the landlord doesn't give them what they want there are plenty of options.For the landlord what they don't want is a long term lease at today's rates.They want instead to give you a 1 or 2 year good rate and then step it up over time.A mistake for tenants is to have a great lease for 3 years and then upon renewal leave the option open.

@Mike - The house is 50 years old in a lower middle class neighborhood.

Right now he is competing against Mike Vick for the cover of Madden and I really hope he gets it over Vick.
