Hi everyone, I'm relatively new to the BiggerPockets Forums (although I've been listening to the podcasts for over year now). 

Also, listened to your BP podcast a while back.

Been learning and reading as much as I can given (a) no commute whatsoever to listen to podcasts on, (b) my family responsibilities, and (c) a day job that takes 40-60 hours a week.I live in small-town Alabama.

I believe I remember listening to Brandon Turner’s book on Low and No money down saying a person could only have out one at a time.

My webinars are free, that's not what I do... you misunderstood...But with anything, if you wait around for a free lunch you can starve, purchasing under performing properties is just one of my strategies, it does take some elbow grease, no doubt about it, but I do not landlord, or listen to people who cry on my shoulder because they can not pay rent and I suggest, using professionals, I hire the best and have the cash reserves to reposition the property, have cash flowing, and take it from a liability to a highly desirable asset.
