Of the two that you have listed I would personally go with the I buy houses approach because it says exactly what you are doing and leaves less confusion on a sellers part.

I have had the most luck from driving street by street and noting every house that looks abandoned and then either running the title or leaving a note one the door (and then running the title later if I haven't gotten a reply from the note).Takes more work and a lot longer than just going on listsource but us Canadians have to make due with what we have :p
