Hello all, my partner and I are getting started in wholesaling and we are having a tough time creating efficient yet extremely motivated lists of sellers.

If that is not enough motivation we have offered the incentive of a discounted payoff. 

Often times, the majority of their doors come from the turn key company so they are significant motivation to do a good job.

And my greed motive, so once it's built I can hand the reigns over and actually spend my time just investing all over the place, and I will finally have the answer of who to find/work with in any market.

Depends on how motivated they are. 

You can't control where you live if you're there for a W-2 and need the job, so you can't influence "how much you should pay" as much as you can influence your cash flow.Anywhere you live, if you can find a fixer-upper off market, the entire conversation changes.
