She couldn't evict because of covid and the squatters trashed the house and sold off all the appliances on craigslist.Local media love to jump all over this and scare you, (that is their job after all) as does any non landlord you tell that you invested in housing - reality is this is incredibly rare and only happens after an extreme lack of competence on the part of the owner.

This is great in that I'm very efficient in many aspects of renovating/building, but because of that my need to have a system that revolves around managing my subs hasn't been incredibly necessary for me.  

Military Investors - Being a real estate investor and active duty military member at the same time can be incredibly difficult at times.

It's appreciated recently but not so much that a correction would affect it greatly.In Charlotte, where I am now there is such a massive influx of population that is continuing to make inventory incredibly scarce.

I have been very lucky, I joined a team and we have an incredible partnership with Zillow which gives me a ton of clients.

Its incredibly forgiving and very profitable so it makes a great 'first" commercial property for many!
