I’ve seen articles and heard podcast that suggest this would give me an equitable interest in the property and enable me to legally market it (without a real estate license) and then do a double close2) Secure a special power of attorney from the owner granting me the authority act on their behalf to market the property for a defined period of time and receive a portion of the profit from any sale at closing.Any thoughts on either of these approaches or any other approaches that would might be legal / illegal, particularly in Texas?

If he was in the appliance business and she was an office worker and he had a license but no real estate business was conducted with those customers and she met the same customers, he has no basis to claim them as RE clients or customers if she later sells a place to those customers.

It is a nice clause and a prompt payment discount sounds so much less punitive than a late fee.However the Mass legislature doesn't think so and it is illegal as it is just considered to be a disguised late fee.

It's not a bad idea except for the moving and I would think the flipper would not want anyone in there during all the work I know I would not,, causes to many hassles like more insurance, moving your stuff around the workers, workers getting in when they want to etc.

It is the process to remove someone who entered under color of title but does not remain under color of title..It is my understanding that in many states you can illegally enter and claim to be a tenant simply by living there as short as one day.

Life, saftey, or not rocking the boat.The Landlord probably already knows that he is illegally renting out space, but as long as he continues to find people who put up with it, and kicks out those who complain, he never has to do anything.Someone needs to step up and say something.Should probably start looking for a new place to stay either way.
