If the location is strong as you say then the building could be repurposed faster if it goes dark later.As the years go down in primary term lenders do not count the option periods so the property is harder to sell unless it's a 1031 buyer with a sizeable down payment who wants to maintain a low ltv loan status or an all cash buyer.
