They've already proven they are loyal to the location so try to hang on to them but make sure you want to keep them.In my experience, tenants stay in one place a long time because it suits their lifestyle or because they can walk all over the Landlord.

west coast builders have to pay more for lots than what you enjoy in TExas.except for hang over inventory which is basically done with.it cost us 35 to 50k PER LOT just to do the underground ,  permiting for the underground and dirt and paving work... then you have to buy the dirt.. which in our area is 30 to 50K per paper lot.. so any lot under 60k is a screaming deal... with lot prices for 400k specs running 100 to 120k.
