HOA/COA management is a specialized field that usually includes property management-type tasks, such as maintenance of community centers and pools, etc.  

I recently referred a housecleaner to an elderly couple unable to do task like mopping and dusting.  

I've been successful hiring (and supervising) skilled workers for a multitude of tasks directly from Craigslist.

Also, for an LLC. to remain valid, it has ongoing annual tasks that must be completed.  

1) Demographics growth = population growth drives appreciation2) A business friendly state that attracts more and more companies, attract good jobs which drives appreciation3) A landlord friendly property code, I will venture to say the most landlord friendly in the US.Don't even compare California's and New york's.4) In Texas and in Houston particularly, you can get deals that both Cash flow and will have appreciation

This includes my willingness to do any kind of grunt work or seemingly small tasks for/with you.

No doubt there are areas of the city that still have a lot of room for growth, and in general the outlook for the region is really positive, but just saying things have heated up a lot that I would caution all investors new to the area to really tread carefully.

Now that you know the factors, you need to estimate them and factor them all in an IRR analysis ... google is your friend there as books can and have been written on the subject here on BP and elsewhere.Personally, my favorite thing to do is get into a nice neighborhood with great appreciation and rent growth that wouldn't normally cash flow, but force appreciation to make it cash flow for me early on and get an immediate equity bump.
