My next steps are to find a real estate investment club/group in the Dallas / Fort Worth area so I can get some experience on the ground as I'm not yet familiar enough with the area.

And good SFRs is not a good back ground for managing trailer park rentals is my view.  

It has a roughly 16' x 20' in-ground pool that is a total wreck.  

But for the person on the ground, it means several things:a) Driving around from property to property and really looking at them to find out if the property is good. 

My goal is to get my real estate investing business off the ground. 

I stand my ground and say that these small voluntary bonus plans over time will establish good working relationships with agents and give them incentives to work harder than even a good investor friendly agent.
