(Most don't do this, but it drove me crazy driving up to my properties with the grass knee high)So $750 x 12= $9,000 in Gross Rental income - ($1,950 FIXED COST) =$7,050.Of course there's maintenance: It's hard to estimate a cost that can vary so widely from property to property.

I actually did some digging and found in the code where it says: must be parked on a hard and durable surface, such as asphalt,brick or concrete or any surface permitted pursuant to § 156.052(C).They regularly have 2-4 cars in the grass, so I'm going to go have a little chat with them and see if they will move them voluntarily or if it will require threats of fines from code enforcement.Thanks for the feedback guys!

The whole dispensary business only exists because the feds (Obama, specifically, as I understand it) have said they won't enforce federal law.

The lease (single family house) states that the tenant is responsible for "maintaining the grounds, i.e. grass mowing and snow ploughing".

Sounds strange, but that is how many tenants think.And if the tenants have to do things like mow the grass, that smaller yard starts to look more appealing too.

As to the rate I don't know what the assessment is currently, @Steven Hamilton II just computed it above.If rates were that's what a 5yr CD was at that time I'd think you'd be safe as it would be above fed rate.And, that makes sense too. :)
