I tend to view it as the predictable result of the fed inflating our way out of a depression.

The whole dispensary business only exists because the feds (Obama, specifically, as I understand it) have said they won't enforce federal law.

The lease (single family house) states that the tenant is responsible for "maintaining the grounds, i.e. grass mowing and snow ploughing".

In 8th grade I finally got fed up with it and one time when I got picked on I picked up a "big wheel" (remember those) and threw it at the guy's head.

Sounds strange, but that is how many tenants think.And if the tenants have to do things like mow the grass, that smaller yard starts to look more appealing too.

As to the rate I don't know what the assessment is currently, @Steven Hamilton II just computed it above.If rates were that's what a 5yr CD was at that time I'd think you'd be safe as it would be above fed rate.And, that makes sense too. :)

The grass gets long and there's an oil spot in the driveway etc can really turn some folks inside out.
