Yes, they're cute (and of course, I'm biased :) ):I'm also a co-owner in a design/web/strategy business that's been going strong for 16 years--and we've also branched out to work with smaller scale web projects recently.My business has allowed us to let my wife be a stay-at-home mom, and live in a great city outside of LA with one of the best local school systems.

Prediction comes in two flavors: 1) help investors, like you mentioned, get a head start and analyzing their risk options; 2) help explore a new opportunity for efficiency gains such as reducing the work load of the real estate community by 50%.I'm not convinced that real estate markets lend itself to be forecasted because it moves on long time scales anyways.

For my 6-unit MFU, all those numbers are lower than my actuals.I think that NOI/Door is a good example of "an economy of scale", where the more doors per property, you should expect more NOI/Door.
