What I've found is that a simple Zillow skim can help give a rough determination of ARV based on comps in the area (sq ft, #bedrooms, quality of furnishings, etc).

You can charge RUBS if RUBS is specified in your lease agreement or made a part of your month to month lease (which is generally not a good idea) and if RUBS is permitted in your local jurisdiction.

I am not sure if this is a good idea given that I will have to close quickly.Option b) will involve submitting documentation to all lenders (I don't mind that), but I will be using the services of only one lender.
