Slight renovations during that time and furnished it.  

With mid-term rentals you do need to furnish the property and include utilities in the rent, so it will be some out of pocket costs for that, but I am living here for a year or two and need furniture anyway.

I do not have the funds to furnish the whole unit, or I would have thought about doing mid-term since I am less than a mile from Nationwide Children's Hospital.

You pay a bunch of money to furnish a property you don't own and the owner see you are successful and he decides he should just start doing the STR rental game himself because you don't own the property he can do that.Then on top of the STR laws are changing to flat out ban them in certain areas.If your serious start buying properties in areas that currently are pro STR with a backup plan of converting them to LTR's.

Our unit is between 2 universities with large numbers of visiting professors so finding tenants who need fully furnished apartments for extended stays during the academic year is easy. 

When I was selling the flips myself I never staged as I did the showings and could help the buyer visualize their furnishings in the rooms.

They come fully furnished and rent for 250 during the week and 300 on the weekends. 

The house is a 4/2 fully furnished basement 2500 sq ft.
