When you look at a 100 percent owned deal you cut the bank out of the picture as far as cash flow and get to pocket everything.

So far I have not found any good companies for this project though.

Ideally, you need to work with a resourceful investor-focused real estate agent who can bring you opportunities or source your deals off-market (aka below market value).
