I just met with a commercial lender today to plan for my Fall 2020 plan and ran some numbers on a couple of properties I had selected currently on the market.

We were scheduled to close today, but they asked for an extension to 2/12 with a close on 2/14.

I 100% recommend Eric Hu w/ Chicago Select Home Inspections LLC.

Most of my properties in Berwyn were purchased below replacement cost and so my insured value is higher than my actual all in value (even after extensive rehab).  

I personally think the high density does not belong in some suburbs and maybe select urban areas.  

I have tried different times of day and clicking on different selections.

I selected a small local bank for my LLC due to convenience of checking/deposits/withdrawals/walk-ins and certified checks (for auctions and closings). 

If there are extensive repairs you will need a builders risk policy.
