Just hunting for the next property & duplexes seem to hit cash flow numbers better, so I was exploring all options. 

Definitely need to shop around and educate myself and explore a HELOC option as you suggest.

The rate would likely be mid 5's and if you stay below 60% LTV then you have other options in the 6-8% range that would be short term solutions until you clear the lien and can qualify for traditional.PM me if you want to explore specifics.  

I've taken the drive down LSD and seen how quickly things change, but I haven't really explored the area too much.
