We played the game over the holidays with the kids.  

I have around 35 single famialy rentals and they tenents always call on weekends or holidays.

I don't think school and investing have to be mutually exclusive, it is not an either/or.

Just over a week to close due to the holiday.

The tenant complained for moving in holidays and asked for two weeks extension.

Or "Hope you had a good (holiday, weekend, etc) I am seeing if there is still an opportunity to assist you."

Texas also has a charging order as the exclusive remedy against a members interest and expressly limits piercing of the veil to much more restricted circumstances (actual fraud is the big one that allows piercing). 

He's not really wanting to mess with this until after the holiday so I'll be spending that time putting together some options for him.
