It sounds like I should be able to DIY this (and I do enjoy it and have done taxes for a tiny corporation) once I research the correct and optimal way to separate the business from the residence.

I would say go for Investor that own portfilio and want to cashout of the marketing because the properties are to far away or they want to enjoy their life and move on.Go to propstream and look for 5 or more units and investor who may want to sel below markert.I have an investor that came across a super hot deal the investor is at the prime of his life and selling a 9 Million dollars portfilio for 6 Million so you just have to try many different things and I PROMISE ONE OF THEM WILL WORK FOR YOU.

Just curious, do you expect the tenants to clean prior to vacating the property at the end of their lease?

I think hes just on vacation.

I enjoy my job plenty, but it doesn't hold a candle to my dreams of more time with my future family and freedom to pursue entrepreneurship without working for basic living expenses.
