LTV's: Rentals, HELOC's and more????

Hi all, 

I'm wondering what everyone else is seeing for LTV's on purchases and refi's on Non Own Occupied SF, Condo and MF (1-4 unit). I'm seeing purchase at 80% and cash out refi at 75%. Anyone seeing differently?

Has anyone had any recent experience with getting a HELOC on these properties? If so, to what LTV?

One more, anyone seen a HELOC on a vacation home?

Guess I had a lot of questions...
