The only question is what happens if the guest has a maintenance emergency such as electricity going out. 

I could go in to much more detail, but there are so many "investors" who refuse to allow their PM to properly maintain their property, which creates defered maintence and then they blame the PM when the tenants have had enough or there's suddenly a capex emergency. 

For our basement unit we only have two but that is because we do the laundry right away as we live above so there is always a spare in case of an emergency.

If you want to house hack make sure it cash flows when you move out, you can afford your portion of the payment after rental income, that it's in a good area, and you have an emergency fund ready and you'll do fine!

That being said, there are many neighborhoods just outside the city that could have a nice return for you - just depends on your strategy.Also, being out of town, I would try to assemble a team before buying (plumber, electrician, etc.) because you are going to need people that you trust in case of an emergency.
