hey Nate i am Eduardo.. i am on the same boat.. looking to fix and flip homes in oakland...hayward hills..i want to do this in other areas but my connections here as with contractors and fair labor for anything needed is an upside....also i plan on pulling permits and doing work i can my self me and my brother him being a contractor can help out with many things. i am definitely interested in doing this out of state but seems hard.. most agents tell me they have the connections when i look at fix and flips out of state but seems like a lot of energy and time will be spent there (lately I have  been leaning more towards something like this because i feel like its really where the deals are.) without having to put all my eggs in one basket here in the bay area...i am OBSESSED  with units and i am looking for investors to partner with for Multi family units for deals in texas, florida, arizona and maybe reno(been reading/ hearing great things. aalso open to suggestions. 

But I would say you need to eat most the cost of carpet. 

This mentality of hoping that he will just eat the costs on your job, is really toxic.

It will build you a nice nest egg and fantastic returns over a decade or two for those willing and wanting to work on that sort of time line. 

It is a dog eat dog business with little regard for others.

I understand wanting to leave early but I wouldn't want to do it with all my eggs in one basket.

My family lives a comfy life with eating out about 2-3 times a week and buying things if we need them but the debt excluding mortgage related eats about 47% or more of my monthly income. 

A blown hot water heater eats away three months rent.
