Investment Info:

Single-family residence fix & flip investment in Rockville Centre.

Purchase price: $250,000
Cash invested: $30,000

3 Bedroom Ranch, 1 Full Bath Living Room, Eat In Kitchen, Huge Yard Front And Back, Located Minutes From Transportation And Shopping, Brand New Stove, 2 Year Old Roof, New Vinyl Siding

What made you interested in investing in this type of deal?

It looked like a great investment opportunity due to the price and location of the property.

How did you find this deal and how did you negotiate it?

Realtor

How did you finance this deal?

I provided all the funds for the deal

How did you add value to the deal?

New siding, bathroom, roof, garage, open concept design added to entrance

What was the outcome?

I set up a rent to own situation, after 10 months of paying I had to evict the tenant which lasted another 8 months. Overall process was a humbling experience with how much care is needed to maintain a certain environment for both the tenant and landlord to thrive.

Lessons learned? Challenges?

Too many to list

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I did but will update later.
