Supply/Demand means that land is never going to get less valuable. 

I'm happy with the pace for which I've been able to accumulate properties at this time.There's a large demand for SFR rentals as many people just get sick and tired of neighbors surrounding them side-to-side top-to-bottom.  

Unless youre desperate...wait..if youre desperate than something else is wrong...location, purchase price, etc.

This usually works with sellers who are desperate to get the home off their hands and they usually are for many reasons that are not in favor of us investors. 

The demand has raised the price in the past 2-3 yrs.

@Jimmy Day It would, in that the area is definitely in much higher demand (which will likely stay the case) than what I usually consider "downtown," so I wouldn't lean toward selling just because of location.

@Derek Leblanc,the seller needs to either, know, like, and trust you before you will get what he or she feels is sensitive info that you are asking for, or they need to have their hair on fire and are extremely desperate to sell the property.Imagine if I asked you;"What's your Social Security Number, date of birth, Mothers maiden name and any medical Issues you have.Without the proper context, this would create discomfort, and come off as extremely invasive.

If that time has elapsed, the Mortgagee can demand payment in full for the entire amounts due.
