Sometimes you just have to dig deeper and get a bit creative.I joined bigger pockets and signed up as a pro member because I just felt that it was worth the value of information I receive daily.

Now I get it you have a buyers list it goes to private folks ( guys are trying to put me on them daily LOL) I don't have the time or energy to wade through the stuff so I can see that.. but its still a business set up to create income or compensation for bringing two parties together ..

@Scott Daily Thanks, it is in city limits. insulation, and AC were my major concerns, that is why I wouldn't even think about pulling a permit and doing the extra work if it did not add significant value to the home.

However, I'm looking for an active investment strategy that ISN'T necessarily locally dependent.So far I've listened to podcasts 1-80ish and read the blogs daily, yet am still lost.

Happens to me daily as well.
