I'm still absorbing info at a steady pace while trying too build a network. haven't come across any deals that work for me yet but I have been sent a few from a couple people i've met so far. i'm still open to any one that can send me deals in the CT area. i dont have any specific market singled out, but my budget will pull towards then lower classed markets, which I'm fine with. thanks in advance.

You can ask at your county to see if they or anyone else around teaches the basics.I've been to several of the free pitches of the national touring acts...and most gave enough wrong info that it wouldn't make sense for most people to take the class or pay additional money over the free pitch to get started.

Therefore - if you are definitely planning to use a LLC - I would recommend leveraging the purchase with the new loan versus counting on being able to pull equity out of the new rental via a new loan to the LLC

My wife and I look at a few different things: - Location - City growth (are people moving there, is a big company settling there)- Costs of the property vs. the rental income - Appreciation vs. cash flow (which is sometimes dependent on the city)I'm curious to hear what others have to say!
