I don't know if you have a specific reason for using an IRA vs. self directed solo 401k - if you can go the 401k route (self employed) then you have some serious benefits such as much higher contribution limits, less reporting requirements, more investment options etc.

In the past couple years I have originated a ton of short term rentals in the Smoky Mountains and also looking at the Asheville area and after seeing the returns and having my clients come back and purchase 2 - 4 more we decided to go the short term rental route ourselves this past Jan and it is already bringing great results!!

I have had trouble with accurately estimating rehab costs I'm not sure if the best route is to start calling subcontractors and ask for bids on an example house or if I should just get a GC or someone who is experienced in the area to walk properties with me at the start?

You are correct- you can do delayed financing before the six month seasoning period, but it cannot exceed the purchase price and closing costs.
