I have a really cool idea with preforeclosures, but im keeping it quiet. at least for now.Firstly because ive never heard it before and Dont want to put bad (possibly illegal) information out there. and secondly cause if its amazing, Ill use it to get started in REI.

Cool heads usually prevail.  

I realize finding an older, flipped and rehabbed MF structure might bring you a better ROI, but I'm thinking these could be cool if if was designed right and if it could work within city code and make the numbers work.

Downtown has some cool things happening and it isn't too far from good jobs.

Being an agent is pretty cool you get first dibs on listings and you get a good sense of your area's market, how much rents are going for, where are good transitioning and flipping markets etc...

One big ticket item is hvac, will it have its own heating and cooling?
