Garage / loft apartment trends

Is the garage apartments concept a new trend? It seems the new condo lofts are becoming increasing popular in the inner cities. Has anyone thought about building a duplex or four-plex using a combination of the apartment garage / loft designs?

I realize finding an older, flipped and rehabbed MF structure might bring you a better ROI, but I'm thinking these could be cool if if was designed right and if it could work within city code and make the numbers work.
