@Isiah - Luckily my father was a GC for 25 years, so I have a solid understand.

(Yes I understand you can flip/wholesale/yadda a house and make a great return, but what I am referring to here is the infusion of passive money... solo 401k/IRA, investment dollars for yearly cash flows, etc.)3. 

But my understanding is if you establish a LLC in another state than where the property is you do have to register a "foreign LLC" in the state where the property resides.

I understand the upside in real estate and I also understand the treadmill of my corporate job which will not achieve what I need in the time I need it.

i am trying to find out more about the property i understand that i dont have the experience although i am very motivated to succeed and i will do my  very best to do so and with some help from my fellow BP member's like yourself giving me your input opens my eyes to a different level.

Understand I started buying in 1997 though, so it takes a while.  

I need someone that understands the investor mindset and is able to find good deals in the right marketplaces for buy and hold investing for rental property cash flow.

CPA we currently use is not an investor and hard getting them to understand all the deductions we can get.Thanks for you help!
