That one lender you connected with does not operate as all others; yes it is multifamily but yes it is also owner occupied.

I pay 6% interest only on free-and-clear houses, and have also taken over mortgages, subject to the existing financing.A rental ought to be on your tax returns for 2 years before lenders use the extra money as income.

It's been steadily going up however, so I'm either looking for lenders who would do a HELOC once my credit score reaches the required number OR I'm also seeking private lender who would be willing to lend with a second position lien on the property for the renovation amount ($35k-$40k)I was working with a private lender but he proved to be unprofessional and not able to prepare the proper, legal documents.

That has nothing to do with any liens or loans attached to the property--they still stick to that property.To learn more, speak directly to a VA mortgagee/lender or mortgage broker about how to assume the loan and how/if you can absolve the current borrower from any liability.Keep investing and moving forward!
