(Make them memorable......by choosing a good, but short, simple message........bold yellow color- at least on one side........great "feel" choice; then, send some to local probate attorneys....... reo, foreclosure, and/or distressed asset management officer of local banks.......pre-foreclosure homeowners (which your county may have a publication of, if not call throughout local courthouse until you find the right office for a list of them-a subscription may be available for a couple hundred dollars/year).

Pressure washers are ok if the person knows how to use them.Then some colored bark/mulch around the garden type area by the entry (between the walk and building) and maybe a load of crushed rock/gravel spread in the drive would give you some cosmetic pop for very little money.

For painting, if it is a 5+ year old paint job or has rooms with weird colors I tell them that I will paint 1 room of their choice in my choice of matching neutral color.
