Beginner Investor from SSF

The market in South San Francisco area does not provide the best ROI, so I am looking to explore other markets that can actually provide cash flow (after all expenses) and ideally appreciate a little over time. I have been renting out a 1 bedroom apartment in Daly City (5 mins away from me) to a family of 5, so I have some idea of what it means to be a land lord. Though, I have been blessed with really great tenants (same tenants for last 6 years) that practically require no management.

I know some folks on here are just looking to make money on referral fees, but I am also impressed with how supportive the real estate culture is so I am hoping for the best. I work as a Software Engineer (yes one of those Silicon Valley high tech workers) in Los Gatos, and have been doing this for about 15 years now. So between the work and kids, I probably don't have a whole lot of time to dedicate to investing, but I have been listening to the podcasts and doing some other research, and it sounds like I just need to find a really good PM company :).  

I am still figuring out what I should focus on, but I am learning toward single family homes and may be a multi-unit homes once I am a bit more experienced. I will be reviewing turnkey-reviews.com, but if anyone has other suggestions please let me know.

@Roman S. welcome! If you have the time, take a look at all the forum posts in regard to local vs. out of state. I would also try and make it out to a Meetup and asks those who currently use turnkey companies what their thoughts are.
