We only had to break open a couple of ceilings.Recently I was breaking into the walls/ceilings of the old farm house we just bought & found it has heavy duty solid copper drains, all in excellent condition.

Your 10 x 10 door spec, again, no mechanic would use that building, both from an entry way standpoint and inside they will want to put in at least two vehicle lifts, which your roof line would be pushing it with a 10 foot door (12 foot ceiling??).

Two weeks ago, my tenant noticed that there was water coming down from the door and a bubble on the ceiling.

There is one major item that needs to be fixed which is the garage door,the garage ceiling is not completed (opens to the attic) and other things include rewiring, replacing smoke detectors, and a few other things. 

I would look up to see if the gutters are clogged and pouring water over those areas.Water staining on ceiling... the roofing inspector will make sure there are no current water leaks. 

In general, asbestos is found mostly in the ceiling insulation (vermiculite) but can also be found in mud / floor tiles (although my asbestos industry contacts say that this is mostly in commerical buildings).

The definition there is how high above ground level is the ceiling of the cellar/basement.
