All this means is that you take over the existing mortgage with the same lender but using your credit, income, and assets (the same way as you would obtaining a new mortgage). 

But, you can build something for 150k and sell it for 300k brand new all day. 

I was wondering if there was anyone in here that builds new construction homes in North Carolina? 

If after a year or two or ten or twenty you decide you want to sell or trade in this vehicle and invest in a new one, the profit you stand to make will most likely be $0 or in the negative.

If it's only a more recent development, there may be a very plausible reason for it (e.g. the tenant just switched jobs and there was a delay between his last paycheck at the old job and his first paycheck at the new job). 

Biggerpockets community is so friendly and a great resource for new and experienced investors alike. 

I am familiar with Dublin and Grove City, but would love to learn of other area. best way to invest in multifamily is to build it in columbus urban core where new construction trades at 30% higher than existing multifamily and build it at a discount.
