a lot of scenarios put down in this contract  and wording about title (they only had a quitclaim deed)My wife is pushing for it but I'm smelling something fishy and seems to hastily  handled by H&M  Plus they relisted on Zillow (not their own sight) and Zillow is showing $6k lower than their price a month ago.

The acquisition cost is rather low (listed ~20k) and they are looking at ARV of ~115-120k however the rehab cost will be a large investment since it has severe fire damage (smells like $$$)!
